There's a particular kind of beautiful home I walk into fairly regularly. The bones are incredible. Great light, lovely proportions, a view that stops you in your tracks. The owner clearly has taste. And yet something feels slightly off. The space doesn't quite sing the way it should. It's comfortable, but it's not compelling.
It almost always comes down to a handful of things that are easy to overlook but hard to ignore once you know what you're looking for.

Scale matters enormously in interior design, and nothing shows this more clearly than a rug that doesn't anchor the space it's supposed to hold. A rug that's too small makes a generous room feel hesitant. The right rug, properly proportioned with enough weight and texture, does the opposite. It makes the room feel intentional, grounded and significantly larger than it actually is.
Beyond scale, there are a few other things I look for when I walk through a property. Upholstery fabric is one. In Byron Bay and the hinterland, so many homes are filled with beautiful natural light, and the wrong fabric can kill it entirely. Heavy, dark or visually busy upholstery closes a space down. The trick is finding fabrics that keep the lightness and airiness of the room while being practical enough to handle real life. It's a balance and it's worth getting right.
Then there's the layering. Texture is what makes a room feel alive rather than just styled. Linen against timber against worn leather. A hand-thrown ceramic next to polished stone. Fresh custom scatter cushions with proper feather inserts rather than the flat ones that tend to accumulate in holiday homes over time. These things sound small but they make an enormous difference to how a space feels and how it photographs.

High-end homes take a surprising amount of wear, and the gap between what's in your marketing photos and what guests actually walk into, can widen faster than you'd expect. A season or two of heavy bookings and suddenly the cushions are flat, the throw is missing, the rug has migrated across the room, and the whole carefully considered space has quietly unravelled.
